A project estimate is a proposal based on your property's condition, repair scope, and chosen materials. Compare those details before comparing the final prices.

Roofing & Siding Cost Guide

What drives the price of an exterior project in St. Louis, and how to compare quotes without sticker shock.

What affects your price

Size and pitch
More square footage and steeper slopes mean more material and more labor.
Materials and product line
Landmark and Northgate are different CertainTeed shingles with different price points.
Tear-off and repairs
Rotted decking or damaged underlayment found after tear-off can change scope.
Access and complexity
Valleys, dormers, chimneys, skylights and tight access add time.
Insurance coverage
For storm damage, your policy and deductible determine what you pay out of pocket.

Landmark vs. Northgate

Both are CertainTeed shingles that STLBRC installs. Compare the material and warranty, not just the final price. Ask us which fits your home and budget, and ask any contractor to name the exact product line in writing.

Compare quotes line by line

  • Are the same materials and product lines named in every quote?
  • Is tear-off and old-material disposal included?
  • Who handles repairs if rotted decking is found, and at what price?
  • What is the workmanship warranty, in writing, and who is it issued to?
  • Is the contractor insured (liability and workers' compensation)? Ask for proof.
  • Is the manufacturer warranty named, and is the installer certified by that manufacturer?
  • Who will be on site, and what is the start and finish timeline?

Estimate first. Decide after you see the quote.

There is no charge or obligation for your estimate. A lower quote is not necessarily better value if it leaves out tear-off, disposal, necessary repairs, or warranty coverage. Compare the scope as well as the price.

Payment options include cash, check, credit card, and financing. Confirm payment timing with your written quote. Financing requires qualification; ask for the lender's APR, fees, repayment terms, and promotional disclosures before agreeing.
